BOERNE AQUAPLEX

Boerne Aquaplex is planned to be a 46,000-square-foot, privately-owned and -operated center that serves the aquatic instruction, recreation, and competition needs of schools, organizations, and individuals of all ages and abilities in the region. Boerne Aquaplex also will be home to Boerne Blaze Special Olympics swimming.

Project Design

The design program calls for the project to be built in two phases:

PHASE I (approximately 30,000 sf)

  • Main Pool that is 25 yards/11 lanes in one direction and 25 meters/9 lanes across at 90 degrees. The deep end will be 8 feet and the main depth 4 feet. This will be the main competition and training pool.

  • Men’s and Women’s Locker Rooms with toilets and privacy showers and privacy changing spaces accessible from both swim areas. Lockable lockers in both.

  • Men’s, Women’s, and Family Restrooms accessible from the main lobby without entering locker rooms or privacy areas or crossing the main deck.

  • Concession Stand and Aquaplex Shop. Offering a wide range of food and drink selections for purchase, plus a store for branded merchandise and sports-related equipment.

  • Reception Desk and Foyer. The main entry for check in, registration, access and ticket sales, and for stairs and an elevator to provide ADA access to the upper bleachers.

  • Nurse’s Station accessible from the pool deck large enough for a small sitting area and a private exam and treatment room.

  • Business Office, Records Storage, Flex Workspace, and Announcer’s Booth for coaches, service providers, and officials with a large glass front to facilitate operations of scoreboards, timing equipment, A/V, and pool management.

  • Fixed Bleachers located above the Locker Rooms and accessible via stairs and an elevator serving as the primary viewing area.

  • Retractable Bleachers located on the pool deck area for handicapped seating and the primary staging area for athletes, coaches, and instruction pupils.

  • Outdoor Patio and Event Lawn. Both areas will serve as outdoor event and gathering spaces as well as areas for athletes, coaches, families, and fans will use between events to eat, rest, and socialize.

PHASE II (approximately 16,000 sf)

  • Lap Pool that is 25 yards/6 lanes, with a ramp, entry steps on 2 sides, and a depth of 3.5 to 4 feet. This will be a secondary instruction, exercise, training, and aqua therapy pool and also serve as a backup pool in the event that the Main Pool is unavailable.

  • Swim Spa, dimension TBD. This will be the primary warm pool for infant and toddler learn-to-swim instruction. It is not a hot tub or soaking pool.

Our Business Model

Boerne Aquaplex will be the owner and operator of the complex. 

Funding for construction of the estimated $11.57 million project will be sourced as donations and grants received through a capital campaign. It is not anticipated that the project will utilize any government funding or commercial debt financing other than construction financing, and it is the organization’s goal to complete the construction and fund startup costs debt-free.

Operations of the Boerne Aquaplex will be funded and sustained through revenues from a diversified mix of: recreational memberships; group and individual swimming instructional programs; group and individual safety certification courses; pool rentals for club and school teams; masters swim programs; non-competitive swim teams; competition hosting; therapy and fitness classes; concession, gear, and equipment retail sales; and, private party and event rentals. 

Any fundraising conducted after the Boerne Aquaplex has opened will be for supporting scholarships, future capital expenditures, and an endowment.

Timeline

Our goal is to open in 2027, but is subject to successful completion of our capital campaign, acquisition of land, planning and zoning and governmental approvals, and availability of materials and labor.

Collaboration

We are collaborating with another Boerne-based nonprofit, LTO Ventures (www.ltoventures.org), who is developing a live/work/play intentional community for adults with intellectual or developmental disabilities (IDD) in Kendall County called Autumn Hills Village and we hope to co-locate the Boerne Aquaplex with their Community Inclusion Center and residential community (click for unified conceptual site plan).
